Should I make repairs before listing, or sell as-is?
It depends entirely on which repairs. Some return three or four times their cost; others return nothing. We'll walk the house and separate them before you spend a dollar.
How accurate are the online estimates?
They're a starting point built from public records and broad averages. They can't see condition, updates, layout, lot quality or what actually happened in the last three negotiations on your street. Use them for curiosity, not for planning.
What will it cost me to sell?
Typically your loan payoff, brokerage commission, attorney and settlement fees, prorated taxes, and any negotiated concessions or repairs. I'll give you a written net-proceeds estimate before you list, so there are no surprises.
Do I need to move out before selling?
Usually not. Most homes sell while occupied. We'll build a showing plan that works around your actual life — pets, kids, work-from-home and all.
What if I need to buy and sell at the same time?
Very common, and very solvable — bridge financing, rent-back agreements, contingent offers and careful close-date sequencing all exist. We map it out before either side starts moving.
